Voke is a design and build studio founded by a husband-and-wife team, with complementary strengths and a shared vision.

We are globally informed with over a decades experience working in London, still holding close relationships with leading suppliers in the UK, yet locally rooted to bring our expertise home to New Zealand.

We are magnetic in our energy, meticulous in our approach, and imaginative in every detail.

Our foundation is built on relationships, creativity, and integrity, delivering spaces that are as emotionally impactful as they are beautifully functional, with people and the journey being our main focus throughout.

Design

Great design isn’t decoration.

It’s the careful translation of how you work, who you are, and what you want people to feel, into something you can actually build.

We lead the full design process in-house, from early concept through to detailed documentation ready for construction.

That includes:

Concept Design — Space planning, mood, material direction, and design intent. We explore what’s possible before committing to what’s right.
Developed Design — Refining the concept into resolved layouts, elevations, and finish schedules. Every decision considered, nothing left to chance.
Detailed Design & Documentation — Construction-ready drawing packages with the precision contractors need to build it exactly as designed.
Council Consent Packs — We manage the preparation and submission of building consent documentation, navigating the compliance process so you don’t have to.

Technical Design

Beautiful spaces fail when the technical coordination falls apart. We carry genuine in-house technical expertise, which means the gap between design intent and built reality stays very small.

We manage the full technical layer of a project, including:

Services Co-ordination — Integrating mechanical, electrical, hydraulic, and fire services into the design. We work directly with specialist engineers to make sure nothing clashes and everything functions.
Submittal Review — Reviewing subcontractor and services submittals against design intent, catching issues before they become site problems.
Technical Documentation — Detailed drawings that give builders and trades exactly what they need, with no room for interpretation.
Consultant Coordination — Structural, acoustic, AV, and building services consultants all managed and aligned under one roof.

Commercials

Cost conversations shouldn’t wait until it’s too late to change anything. We keep commercial control front and centre from day one, so you always know where you stand.

Our commercial services include:

Budgeting — Early-stage cost modelling to help you understand what’s achievable before you commit.
Quantity Surveying — Detailed QS services to establish accurate cost plans and track them through design development.
Cost Management — Ongoing cost control through the design and construction phases, with regular reporting and clear advice when decisions need to be made.
Contract Management — Managing the construction contract on your behalf, from letting and award through to practical completion and final account.
Variations Management — Assessing, tracking, and negotiating any changes to scope or cost with transparency and discipline.

Project Management

A well-designed space only lands if the build behind it is run well.

We take project management seriously, not as an add-on, but as a core part of what we do.

We manage the full project ecosystem:

Programme Management — Realistic, well-managed project programmes from design through to handover. We keep things moving.
Client Management — One point of contact. Clear communication. You’ll never be chasing us for an update.
Contractor & Subcontractor Management — Procurement, appointment, and day-to-day management of the build team. We know good contractors and we hold them to a high standard.
External Consultant Coordination — Engineers, surveyors, authorities, consent bodies, we manage the full consultant team so the project doesn’t fragment.
Supplier Management — Coordinating lead times, deliveries, and quality control across every supplier involved in the project.
Risk Management — Identifying and resolving issues early, before they become problems on site.

Furnture Selection

Furniture is where the design either comes together or quietly unravels. We treat selection as a design decision, not a procurement task.

Our furniture service covers:

Design-Led Specification — Furniture selected to complement the spatial design, not fight it. Every piece considered in context.
Finishes & Materials Selection — Fabric, timber, leather, and surface finish selection coordinated with the wider design palette.
Supplier Procurement — We manage supplier relationships, quotations, and orders. Drawing on a trusted network of New Zealand and international furniture suppliers.
Scheduling & Coordination — Furniture schedules, lead time management, and delivery coordination to ensure everything arrives on time and in the right condition.
Ergonomics & Functionality — Practical performance matters as much as aesthetics. We specify furniture that works as well as it looks.

Dressing & Styling

The difference between a space that looks finished and one that feels alive often comes down to the dressing.

Art, objects, plants, textiles, the carefully considered details that make a space feel like it belongs to someone.

We design, source, and manage the full dressing of every project:

Dressing Design — A considered dressing concept developed as part of the overall design, not bolted on at the end.
Art Curation & Procurement — Sourcing original works, prints, and bespoke commissions to complement the design and reflect your identity.
Object & Accessory Sourcing — Books, vessels, sculptural pieces, and considered objects that add warmth and character without becoming clutter.
Planting & Biophilia — Specifying and procuring planting schemes that bring life to the space and align with the design intent.
Installation Management — We manage the installation of every element, the right people, in the right order, at the right time.

Aftercare

Moving in is the beginning, not the end. Buildings settle. Spaces evolve. Things need attention. We stay on hand well beyond practical completion, because we care about how the space performs, not just how it photographs.

Our aftercare commitment includes:

Post-Occupancy Support — On hand to address any issues that emerge once you’re in and living in the space.
Defects Management — Coordinating and resolving any defects with the sub-contractors during the defects liability period.
Contractor Warranties — Managing and tracking subcontractor and supplier warranties on your behalf.
Ongoing Advice — Whether it’s a small change six months down the track or advice on the next phase of your space, we’re a call away.
